The Home Buying Process

Buying a home on Kauaʻi is one of the most significant decisions you'll make — and you deserve an agent who treats it that way. I'll walk you through every step, from understanding your options to closing day, so you always know what's happening and what comes next.

With access to Hawaiʻi Life's statewide network of 275+ agents and 22 offices, plus international affiliations with Forbes Global Properties and Luxury Portfolio International, you get deep knowledge backed by serious reach. My job is to make the process feel clear, not complicated — so you can focus on finding the right home.

The Kauaʻi Buying Process

  1. Buyer Consultation

We start with a conversation about your goals — what you're looking for, your timeline, your budget, and which parts of the island fit your lifestyle. This isn't a sales meeting. It's a strategy session to make sure we're focused in the right direction from day one and that you have a clear picture of the market before we start searching.

  2. Get Pre-Approved

Pre-approval tells you exactly what you can spend — and it signals to sellers that you are a serious buyer. On Kauaʻi, where desirable homes move quickly, being pre-approved before you start touring is essential. I can connect you with lenders experienced with island property, including non-warrantable condos, leasehold, and short-term rental properties.

  3. Search & Tour Properties

Kauaʻi has four distinct areas — North Shore, East Side (Coconut Coast), South Shore (Poipū), and West Side — each with its own character, price range, and lifestyle. I'll set up a personalized MLS search tailored to your criteria and alert you the moment a matching property hits the market. Virtual tours are available if you're purchasing from the mainland. I'll give you honest assessments of every property — strengths, red flags, and everything in between.

  4. Make an Offer

When you find the right home, I'll pull recent comparable sales to help you determine a competitive offer price, structure your contingencies carefully, and calculate estimated costs. In competitive situations, offer strategy matters — I'll help you put together something compelling without leaving you exposed.

  5. Negotiate Terms

Once the offer is submitted, I'll work through price, closing date, inclusions, and any other terms with the listing agent — keeping your goals front and center. You'll know exactly where things stand at every point in the negotiation.

  6. Contingencies & Due Diligence

Under contract, you have an inspection period to thoroughly evaluate the property. I'll coordinate trusted island inspectors and walk you through the findings. In Hawaiʻi, due diligence includes flood zone, lava zone, cesspool disclosure, title review, staking/survey, and short-term rental permit status — all require careful review before you remove contingencies.

  7. Final Walk-Through

Before closing, we'll walk through the property together to confirm it's in the agreed-upon condition and that any negotiated repairs have been completed. This is your last look before the keys change hands — and I make sure nothing gets missed.

  8. Closing

We'll coordinate with the closing agent to review all documents, verify that both parties have met the terms of the purchase agreement, and complete the transfer of title. Most Kauaʻi transactions close 30–60 days from an accepted offer. I'll be with you through the final signature — and available for questions after you close.

We Represent You — your agent at the center of your team

Solid Representation

Professional Support, Advocacy, and Expertise

Buying a home involves roughly 15 major steps and up to 50 documents. I handle the complexity so you don't have to. You'll have clear communication at every stage, a real-time transaction checklist so nothing falls through the cracks, and an advocate who's fully focused on protecting your interests — from first offer to final keys.

According to the NAR 2025 Profile of Home Buyers and Sellers, 88% of buyers purchased their home through a real estate agent — and buyers rated their agent as the single most useful resource in the entire search process.

What you get with dedicated buyer representation:

  • Personalized Guidance: A tailored strategy based on your goals, timeline, and budget — not a one-size-fits-all approach.
  • Market Knowledge: Up-to-date insights on Kauaʻi neighborhoods, pricing trends, and what's driving activity right now.
  • Insider Access: Connections and relationships that can surface off-market opportunities before they're publicly listed.
  • Skilled Negotiation: Experienced advocacy to help you secure the best possible price and terms.
  • Protection from Costly Mistakes: Guidance to spot red flags, understand contingencies, and avoid common buyer missteps.
  • Financing Navigation: Referrals to trusted lenders and support through the pre-approval and loan process.
  • Transaction Management: Real-time oversight of every step — deadlines, documents, and details — so nothing slips.
  • Vendor Coordination: A trusted network of inspectors, contractors, and service providers ready when you need them.
  • Full-Service Support: One point of contact from first showing to closing day, and beyond.
  • Post-Closing Support: Questions after you close? I'm still here.

What Kauaʻi Buyers Need to Know

Inventory is Consistently Limited

Kauaʻi is a small island with strict land use regulations. New housing supply is tightly constrained — which is why well-priced homes attract serious buyers quickly and why long-term values have held up through multiple market cycles. When the right property appears, hesitating often means losing it. See how Kauaʻi's inventory has changed over the past decade →

You Are Competing with Mainland Buyers

More than 60% of Kauaʻi buyers come from the U.S. mainland — many purchasing second homes or investment properties, sometimes with cash. Understanding the buyer pool helps set realistic expectations about competition, pricing, and the importance of being pre-approved and ready to move.

Short-Term Rental Rules Are Strict

If short-term rental income is part of your plan, do not assume any property qualifies. TVR (Transient Vacation Rental) permits are limited and grandfathered — almost no new permits are issued outside of designated Visitor Destination Areas. Always verify permit status and zoning before making an offer. See TVR concentration data for Princeville and Kōloa →

Island Financing Has Nuances

Some lenders are not experienced with leasehold properties, oceanfront parcels, or properties in certain flood or lava zones. Getting pre-approved with a lender who understands Kauaʻi real estate — not just mainland homes — can prevent costly surprises during escrow.
